Statutory withdrawal
The ordinary 14-day withdrawal right that applies to many distance contracts does not apply to accommodation supplied on a specific date or during a specific period, under Article 59(1)(n) of the Italian Consumer Code. This cancellation policy and all mandatory statutory rights remain applicable.
Cancellation by the guest
Free cancellation until 3:00 PM 14 days before check-in; a 50% refund of the accommodation price from 13 to 7 days before check-in; no refund of the accommodation price after that deadline.
Deadlines are calculated against 3:00 PM in the property’s local time on the check-in date. From 6 days before check-in, and in the event of no-show or early departure, the accommodation price is non-refundable.
Refundable amounts and Stripe costs
The refund percentage applies to the accommodation price shown in the summary. Unearned tourist tax, the security deposit and separately listed services not supplied are refunded in full. No separate Stripe fee is deducted from the guest’s refund: any processing cost that Stripe does not return is borne by the host. Refunds are initiated without undue delay to the original payment method; posting times then depend on the payment network.
Card guarantee and charge timing
For stays confirmed more than 14 days before check-in, Stripe saves the payment method without making a charge. The guest expressly authorises one charge for the total shown in the summary from 3:00 PM, property local time, 14 days before check-in. If the booking is made after that deadline, the total is due immediately. This avoids refund costs during the free-cancellation period and is not a pre-authorisation or a hold on funds.
Failed charge
If the bank declines the automatic charge or requires fresh authentication, a Stripe link is sent to complete payment or use another method. The booking remains reserved for 24 hours after the link is issued; if payment is not completed by the stated deadline, the host may treat the guest as in breach, cancel the booking and apply amounts due under the cancellation tier already reached, without prejudice to mandatory rights.
Cancellation by the host
If the host cannot supply the accommodation and cancels the booking, all amounts received for the stay are refunded in full. Any further mandatory rights of the guest remain unaffected. If the guest materially breaches the house rules, amounts due are determined under applicable law and these terms.
How to cancel or change
Send the request to info@cadeicoppi.com, stating the booking reference and lead guest’s name. The time the message is received determines the applicable tier. Changes to dates or guests are subject to availability and may change the price; if not accepted, the original booking remains in force or, if the guest chooses to cancel, the tiers above apply. Exceptional circumstances and mandatory rights are assessed under applicable law.
